Louis Puopolo has been at the helm of Douglas Elliman's Commercial Division since 2014, when he was tapped to integrate this function within the broader Elliman ecosystem.
Then, his remit was focused squarely on bringing structure and organizational clarity to an under-utilized service division within Douglas Elliman – one that was poised for significant growth and expansion.

Today, as Division Head of New York City's Commercial Division, he continues to adopt a holistic approach and is responsible for its overall strategic direction, and day-to-day operations.

Louis began his real estate career at Douglas Elliman in 2004 after stints working in film production as well as managing business development for advertising and technology companies during the boomtime of the dotcom era. At Elliman, he quickly established a reputation as being among the top commercial brokers in New York City. Tenacious and personable with a perennially optimistic outlook on life, Louis has overseen the sale, lease, or repositioning strategy across a wide range of different property types.

His clients and network are as broad as they are deep and he regularly works with property owners and landlords, developers, investment firms, pension funds as well as some of the world's most prominent families. Some of Louis's notable transactions include:

•Sold: 52 Stone Street and 53-55 Stone Street - Mixed-use Landmark Portfolio
•Sold: 5 East 59th Street - Plaza District Office Building
•Purchased: 145 East 57th Street (the Hammacher Schlemmer office building)
•Subleased: 711 Third Avenue - 100,000 sq. ft on behalf of Advance Magazine
•Subleased: 277 Park Avenue - 23,000 sq. ft. on behalf of Ladenburg Thalmann & Co.

His leasing assignments span the breadth of Manhattan – representing tenants such as: Condé Nast (media); Sid Lee (advertising); Contemporary Conservation (art conservation); and the American Lung Association in New York (non-profit); as well as being the NYC broker for parent company, Douglas Elliman Real Estate.

Louis is a licensed real estate broker in New York State and a member of the Real Estate Board of New York. He studied communications at New York University.
